In a subject to deal, title changes, or the option is granted, on the property, but no new financing is required, because you just start making the payments on the property to the old lender who has the mortgage on it.

In a subject to option, its even better, because you let the seller make the payment s on the existing mortgage during your option period, and until you execute the option and take title to the property, you are not obligated to pay anything on the property.

One of these is financing wholesale rela estate deals with “subject to options.”

Now, don’t let the fancy name intimidate you, subject to options aren’t as scary as they may sound, and they can really supercharge your real estate investing.

Typically the advantage to wholesale deals is that they can be turned over faster than retail deals.

If you give a low enough price that another real estate investor can come into the property, make a few upgrades or fixes and then sell it for a profit, then you have a larger market of potential buyers than if you are looking only for an end user.

When real estate investing with option contracts, all you do as a real estate investor is find a deal that you are interested in buying, negotiate a price with the seller, and then execute an option contract with the seller.

These deals can be financed in any number of ways, but one of our favorite real estate financing strategies is to negotiate a subject to option.

The subject to option gives you the right not only to purchase the property for a fixed price for a fixed period of time.

It also gives you the right to take over the property with its existing financing, meaning that as long as you’re willing to make the payments on the current mortgages on the property, you won’t need to go out and get new financing.

This is a powerful one-two investing strategy, because it allows you to contract a virtually limitless number of properties with very little money out of pocket (typically $10 for an option fee) and then to close on the properties without the expense, hassle or need for financing!

 Why is it that in spite of the best of intentions we repeatedly don’t accomplish the goals we set for ourselves? Could it be we are over ambitious when we establish them? Or that we aren’t sufficiently ambitious and hence lose interest. Maybe our goals are not sufficiently clear so it is not very apparent what we’re trying to achieve. Maybe they are not goals we truly desire anyway, but are things we think we “should” wish for according to what our family or our boss or society tells us. If any of these factors apply to the goals we set then it is going to be an uphill battle to achieve them.

But let’s suppose that the goals we have chosen are ones we are enthusiastic about and ones we really choose. Why, then is it that, as a rule we still can’t attain them?

Well, there’s an inherent dilemma with goal setting and this is it. Goals, are by necessity set for the future. So on every occasion you concentrate on them you are thinking about something you don’t yet have or something you have not yet accomplished. And that can have the effect of lowering your mood and decreasing your motivation. You are coming from a space of having your happiness be something in the future. You find yourself feeling so far away from where you want to be that it lowers your self-esteem and can result in being worse than having no goals at all.

So what you need to do is work back from your end goal and break it down into smaller steps, and then break it up again until you have goals that can be done in a day. Think of it like a map and then set it to one side.

Make your daily goals trackable so that you can record your successes on a chart or in a diary. For example, if you wanted to drop nine lbs by a certain date. Your daily goals might be to go for a walk, eat 2 items of fruit, look into healthy recipes and read something that inspires you. You might create a chart to put on your wall so you’re able to cross off your daily objectives as you attain them.

If you observe you are not getting sufficiently close to your final goal by the deadline, change/increase your daily objectives. You have full creative control.

This focus on what you are achieving each day builds momentum and self-esteem because you will go to bed knowing that you’ve done what you set out to do. You do not have to wait until you attain the end goal and have lost twelve pounds. You will already be a winner, your self esteem will go up and, if you keep at it, your end goal is assured.
